De la reubicación integral, a la densificación responsable: conjunto habitacional Pedro León Trabuchy (PLT)

Abstract

El proyecto está ubicado en Bogotá, en la Localidad de San Cristóbal, UPZ 33 Sosiego, barrio Las Brisas, puntualmente en el Conjunto residencial Pedro León Trabuchy (PLT). Tanto el PLT, como las manzanas del entorno, actualmente presentan hacinamiento, fallas constructivas, deterioro de espacio público y déficit de áreas comunes. Por lo que, bajo el concepto de Densificación Responsable se plantea el mejoramiento integral de las viviendas, las áreas comunes y el espacio público; que doten a los habitantes de espacios que mejoren su calidad de vida, e incentiven el sentido de pertenencia e identidad, y se propone la densificación responsable de la vivienda nueva como la existente. Se implementa el uso de ciertas metodologías cualitativas; trabajos de campo como mapeos, líneas de tiempo, entrevistas, la observación y un análisis multiescalar obteniendo el diagnóstico del lugar. De acuerdo a los resultados obtenidos se plantea la conexión de espacios públicos y el mejoramiento de los existentes, implementado espacios para el uso de la comunidad, y ubicando equipamientos culturales. Se propone vivienda nueva en la manzana teniendo en cuenta la densificación responsable, sin romper con la tipología del barrio, implementando en primer piso comercio, y generando zonas comunes, las cuales se conectan con el conjunto P. L. T. en donde se va a desarrollar el mejoramiento de la vivienda existente, y la densificación de las mismas pensando en el crecimiento de las familias a futuro, por medio del diseño participativo incentivando el sentido de pertenencia.

The project is located in Bogotá, in the Town of San Cristóbal, UPZ 33 Sosiego, Las Brisas neighborhood, specifically in the Pedro León Trabuchy residential complex (PLT). Both the PLT, and the surrounding apples, currently present overcrowding, construction failures, deterioration of public space and deficit of common areas. Therefore, under the concept of Responsible Densification, the integral improvement of homes, common areas and public space is proposed; that provide the inhabitants with spaces that improve their quality of life, and encourage the sense of belonging and identity, and propose the responsible densification of new housing as existing. The use of certain qualitative methodologies is implemented; field works such as mapping, timelines, interviews, observation and a multiscale analysis obtaining the diagnosis of the place. According to the results obtained, the connection of public spaces and the improvement of existing ones is proposed, spaces for the use of the community have been implemented, and cultural facilities have been located. New housing is proposed in the block taking into account the responsible densification, without breaking with the typology of the neighborhood, implementing first floor trade, and generating common areas, which are connected to the PLT set where the improvement of the existing housing, and the densification of the same ones thinking about the future growth of the families, by means of the participative design stimulating the sense of belonging.
