Arquitectura parásita para la rehabilitación patrimonial : edificio Panaautos Bogotá

Abstract

La arquitectura parásita se plantea como estrategia de intervención adaptable y respetuosa con el patrimonio arquitectónico, tomando como caso de estudio del edificio Panautos, ubicado en el centro internacional de Bogotá. Este inmueble, catalogado como Bien de Interés Cultural con conservación tipológica, enfrenta el desafío de mantenerse funcional en un entorno urbano cambiante. Frente al conflicto entre conservación y obsolescencia, se plantea una propuesta que activa el edificio mediante estructuras ligeras, reversibles y sostenibles, sin alterar su configuración original. A partir del análisis urbano y social de la zona, se identifican necesidades como vivienda cercana a zonas laborales, espacios de integración y comercio contemporáneo. El proyecto plantea tres intervenciones parásitas diferenciadas, ubicadas estratégicamente en la parte posterior del edificio para conservar sus fachadas principales. Estas estructuras atienden funciones habitacionales, recreativas y comunitarias, con espacios como apartamentos ampliados, sala de cine, gimnasio y huerta urbana. Se incorpora un enfoque ambiental mediante el uso de energías renovables, recolección de aguas lluvias y diseño bioclimático que responde a las condiciones del lugar. La intervención no solo reactiva un edificio patrimonial en desuso, sino que también promueve la sostenibilidad, la densificación consciente y el fortalecimiento del tejido social y ecológico del entorno urbano.

Parasitic architecture is proposed as an adaptable intervention strategy that respects architectural heritage, using the Panautos building, located in Bogotá's international center, as a case study. This building, listed as a Site of Cultural Interest with typological conservation, faces the challenge of remaining functional in a changing urban environment. Faced with the conflict between conservation and obsolescence, a proposal is put forward that activates the building through lightweight, reversible, and sustainable structures, without altering its original configuration. Based on an urban and social analysis of the area, needs are identified, such as housing close to work areas, integration spaces, and contemporary commerce. The project proposes three distinct parasitic interventions, strategically located at the rear of the building to preserve its main facades. These structures serve residential, recreational, and community functions, with spaces such as expanded apartments, a movie theater, a gym, and an urban garden. An environmental approach is incorporated through the use of renewable energy, rainwater harvesting, and bioclimatic design that responds to the site's conditions. The intervention not only reactivates a disused heritage building, but also promotes sustainability, conscious densification, and the strengthening of the social and ecological fabric of the urban environment.
