Adaptabilidad habitacional en proyecto de vivienda progresiva: vivienda subsidiada en Madrid, Cundinamarca

Abstract

El tema principal de este proyecto tiene como finalidad el desarrollo de un sistema de vivienda económica progresiva, la cual se presenta como una alternativa a los modelos actuales de construcción habitacional, esta estrategia constructiva es una herramienta para mitigar algunas de las problemáticas que se generan en el sector de Vivienda, como espacios insuficientes y poco flexibles. Este estudio busca generar una propuesta mediante la herramienta de construcción progresiva, donde el hábitat pueda crecer a medida que evolucionan las aspiraciones (necesidades) y posibilidades (factor económico) del usuario a través del tiempo. Este modelo de vivienda se desarrolla en dos etapas principales, la primera se entrega la mitad de la vivienda con las partes más esenciales y difíciles de consolidar en un hogar (cocina, baños y circulación vertical), para la segunda etapa el usuario es el encargado de ampliar la otra mitad de la vivienda según los recursos y necesidades que disponga en su momento; en consecuencia, podríamos hablar de una amplia gama de variables como sala y comedor en primer piso y habitaciones o cuartos de estudio en el segundo, también podemos utilizar la cubierta de la ampliación de primer piso como terraza mientras el usuario obtiene los medios económicos para continuar con las ampliaciones. Por último, esta herramienta de diseño nos permite reducir el valor de la Vivienda inicial y que los mismos usuarios consoliden su propio hogar, se espera que las ampliaciones junto a las diferentes variables de diseño dentro del conjunto permitan que la vivienda se valorice con el tiempo.

The main theme of this project is the development of a progressive economic housing system, which is presented as an alternative to the current models of housing construction, this construction strategy is a tool to mitigate some of the problems that are generated in the housing sector, such as insufficient and inflexible spaces. This study seeks to generate a proposal through the progressive construction tool, where the habitat can grow as the user's aspirations (needs) and possibilities (economic factor) evolve over time. This housing model is developed in two main stages, the first half of the house is delivered with the most essential and difficult parts to consolidate in a home (kitchen, bathrooms and vertical circulation), for the second stage the user is responsible for expanding the other half of the house according to the resources and needs available at the time; consequently, we could talk about a wide range of variables such as living and dining room on the second floor and bedrooms or study rooms on the second, we can also use the cover of the second floor extension as a terrace while the user obtains the economic means to continue with the extensions. Finally, this design tool allows us to reduce the value of the initial house and that the users themselves consolidate their own home, it is expected that the extensions along with the different design variables within the set allow the house to be valued over time.
