Abstract

El presente documento tiene como objetivo el estudio de las dinámicas urbanas en la UPZ 113 Bavaria, en la localidad de Kennedy, ya que es importante entender el área de intervención desde la caracterización del lugar, en la actualidad es un área abandonada que está proyectada para renovación urbana esto representa un potencial desarrollo que ayudara a la integración del territorio a través de la estructura ecológica principal mediante la articulación del territorio. Por consiguiente, se desarrolló un análisis cuantitativo y cualitativo del área de estudio que posteriormente permitirá dar cuenta de la lectura del territorio, frente a las oportunidades y conflictos, para responder de manera precisa en la intervención del territorio. El tipo de investigación en el cual voy a basar el presente documento es arquitectura sostenible ya que aborda problemas urbanos y arquitectónicos en espacios existentes, estudia conceptos y principios orientados al desarrollo sostenible y me permitió diseñar una estructura urbana en la figura de plan parcial de renovación urbana para el área de intervención de Bavaria (Fabrica), ubicada al occidente de la ciudad. De modo que, posterior al diagnóstico de análisis y de acuerdo con las características establecidas en el desarrollo de la investigación y el marco teórico como referencia para la investigación desarrollada en el territorio, marco referencial para basarme las diferentes propuestas a nivel internacional y el marco normativo para diseñar según lo estipula la norma, se da una propuesta urbana que establece la importancia de proponer un espacio que transforme el paisaje y aporte a una ciudad sostenible, entendida esta, desde las categorías desarrolladas en el análisis. Para generar un espacio que integre las dinámicas sociales y mejore las condiciones del paisaje, con la relación de los ecosistemas y los ciudadanos, en aporte al mejoramiento en la calidad de vida.

The objective of this document is to study the urban dynamics in the UPZ 113 Bavaria, in the locality of Kennedy, since it is important to understand the area of intervention from the characterization of the place, at present it is an abandoned area that is projected for urban renewal, this represents a potential development that will help the integration of the territory through the main ecological structure by means of the articulation of the territory. Therefore, a quantitative and qualitative analysis of the study area was developed, which will later allow to account for the reading of the territory, facing opportunities and conflicts, in order to respond accurately in the intervention of the territory. The type of research on which I will base this document is sustainable architecture since it addresses urban and architectural problems in existing spaces, studies concepts and principles oriented to sustainable development and allowed me to design an urban structure in the figure of partial urban renewal plan for the intervention area of Bavaria (Fabrica), located in the west of the city. So, after the analysis diagnosis and according to the characteristics established in the development of the research and the theoretical framework as a reference for the research developed in the territory, referential framework to base myself on the different proposals at international level and the normative framework to design as stipulated by the norm, an urban proposal is given that establishes the importance of proposing a space that transforms the landscape and contributes to a sustainable city, understood this, from the categories developed in the analysis. To generate a space that integrates the social dynamics and improves the conditions of the landscape, with the relationship of ecosystems and citizens, contributing to the improvement of the quality of life.
