Ivory – centro comercial y de abastecimiento Duitama - Boyacá

Abstract

El proyecto presenta un lugar o sitio de ocio y esparcimiento a la comunidad para diferentes tipos de actividades, con el nombre de Ivory – Centro comercial y de Abastecimiento, el cual está ubicado en la ciudad de Duitama – Boyacá. La tipología de edificios con este fin comercial fue definida por Víctor Gruen, el cual transformó esquemas como las galerías comerciales y el comercio que se destacaba en las calles principales, encontrando un diseño que proporcionara todo lo que se necesita a poca distancia o también llamado un espacio cerrado para compras. Por otro lado, el desarrollo urbano de la edificación se da por medio de partes, generando una división de espacios, lo cual la hace más llamativa al público. «El proyecto busca darle una mejora al lugar mediante el espacio público, proporcionando zonas destinada para nuevas actividades en relación con el entorno, ayudando a la forma en cómo se percibe el sector y el municipio. Para el desarrollo del proyecto Ivory – Centro Comercial y de Abastecimiento se implementaron diferentes metodologías que retroalimentan cada uno de los objetivos específicos, los cuales apoyan el objetivo general. Se identificaron las estructuras principales con el fin de llevar a cabo un análisis urbano que complemente la percepción del lugar y sus determinantes físicas. Se realiza la respectiva revisión de las normativas urbanísticas reguladas por el Plan de Ordenamiento Territorial de la ciudad de Duitama – Boyacá del año 2002, en sus dos libros correspondientes, con el fin de determinar zonas de futuros desarrollos y propuestas de expansión en el lugar, las normativas de edificabilidad permitidas en el sector y el uso destinado de este. A partir de la recopilación del análisis urbanas y las normativas se realiza el levantamiento del contexto inmediato de la zona de intervención y la aplicación de estas determinantes, mediante la herramienta de SketchUp para una mejor compresión del lugar. Para realizar el desarrollo del diseño del Centro Comercial y de Abastecimiento, se hizo énfasis en el estudio de 3 referentes urbanos, de diseño y tecnológicos, a partir de los criterios de Accesibilidad, Permeabilidad y Arquitectura por partes.

The project presents a place or site of leisure and recreation to the community for different types of activities, with the name of Ivory - Shopping and Supply Center, which is located in the city of Duitama - Boyacá. The typology of buildings with this commercial purpose was defined by Victor Gruen, who transformed schemes such as shopping galleries and commerce that stood out in the main streets, finding a design that provided everything you need within walking distance or also called a closed space for shopping. On the other hand, the urban development of the building is given by means of parts, generating a division of spaces, which makes it more attractive to the public. "The project seeks to improve the place through public space, providing areas for new activities in relation to the environment, helping the way in which the sector and the municipality are perceived. For the development of the project Ivory - Shopping and Supply Center, different methodologies were implemented that feedback each one of the specific objectives, which support the general objective. The main structures were identified in order to carry out an urban analysis that complements the perception of the place and its physical determinants. The respective revision of the urbanistic norms regulated by the Plan of Territorial Ordering of the city of Duitama - Boyacá of the year 2002, in its two corresponding books, is carried out with the purpose of determining zones of future developments and proposals of expansion in the place, the norms of edificability allowed in the sector and the destined use of this one. From the compilation of the urban analysis and the norms, the immediate context of the intervention area is surveyed, and the application of these determinants is carried out, using the SketchUp tool for a better understanding of the site. In order to develop the design of the Shopping and Supply Center, emphasis was placed on the study of 3 urban, design and technological references, based on the criteria of Accessibility, Permeability and Architecture in parts.
