Remodelación de las instalaciones físicas de OSM Ingenieros

Abstract

El presente proyecto tuvo como objetivo resolver el problema de deterioro, hacinamiento y mala distribución del espacio de las instalaciones físicas de OSM INGENIEROS, derivado de lo cual, semanalmente se recibían entre una y dos quejas de los funcionarios. Esta inconformidad afecta el ambiente laboral y se viene reflejando en bajas a la productividad y escaso afecto hacia la organización de parte de sus empleados. Para resolver el problema de deterioro, hacinamiento y mala distribución del espacio, se plantearon dos alternativas: la adquisición de una nueva sede y la remodelación de la actual. Como resultado se encontró que por un margen del 0.3% analizado conceptualmente, se encuentra que el proyecto más adecuado a los fines de la empresa es la remodelación. El proyecto será dirigido por los Ingenieros Nohora Cristina Hernández Infante y Otoniel Sarmiento Melo, como un trabajo de grado para optar al título de especialista en gerencia de proyectos, a ser otorgado por la Universidad Piloto de Colombia sede Bogotá. Como capital base para el desarrollo de las obras, se requiere de acuerdo con el plan de gestión de costos la suma de Ciento catorce millones diez mil ciento veinticuatro pesos mcte $ $114.010.124, los cuales serán aportados por el sponsor OSM INGENIEROS SAS, con cargo a sus recursos propios pues el análisis financiero indicó que esta es la opción más rentable de financiamiento. De acuerdo con la gestión de tiempo, se obtiene que el plazo estimado para la ejecución del proyecto será de 10 meses, en los cuales está incluido la ejecución de la obra física de 83 días tiempo durante el cual habrá un traslado temporal de la sede a fin de no entorpecer las labores cotidianas; igualmente contempla en este, la elaboración del anteproyecto por 77 días, 92 días para diseños y dos meses para el seguimiento posterior. Principales actividades por ejecutar: 1. Elaboración del proyecto pre factibilidad y factibilidad en los cuales se verifica la conveniencia y viabilidad. 2. Estudios y diseños para desarrollar planos y presupuestos. 3). Construcción de la obra civil que contempla demolición de lo existente y reposición total de pisos muebles y redes. 4) Desplazamiento temporal a oficina en arrendamiento mientras duren las labores de ejecución física. Este proyecto cuenta con el apoyo de todos los trabajadores, proveedores y ejecutivos, quienes adquieren un compromiso general para la cooperación, aportando cada uno todo su esfuerzo en la medida de las posibilidades para que este objetivo se haga realidad.

The present project had as objective to solve the problem of deterioration, overcrowding and bad distribution of the space of the physical facilities of OSM INGENIEROS, derived from which, weekly they were received between one and two complaints of the civil servants. As the capital base for the development of the works, it is required according to the cost management plan the sum of One hundred and fourteen million ten thousand one hundred and twenty-four pesos mcte $ 114.010.124, which will be contributed by sponsor OSM INGENIEROS SAS, from its own resources because the financial analysis indicated that this is the most profitable option of financing. According to the time management, it is obtained that the estimated term for the execution of the project will be of 10 months, in which the execution of the physical work of 83 days is included time during which there will be a temporary transfer of the headquarters to so as not to interfere with everyday tasks; also contemplates in this, the elaboration of the preliminary project for 77 days, 92 days for designs and two months for the subsequent follow-up. Main activities to be carried out: 1. Elaboration of the pre-feasibility and feasibility project in which the convenience and feasibility is verified. 2. Studies and designs to develop plans and budgets. 3). Construction of the civil work that contemplates demolition of the existing and total replacement of furniture floors and networks. 4) Temporary transfer to leased office while physical execution works. This project has the support of all workers, suppliers and executives, who acquire a general commitment for cooperation, each contributing all their effort to the extent of the possibilities for this goal to become a reality.
