Creación de la empresa “Serranía Real Grupo Inmobiliario”

Abstract

El presente trabajo de investigación con enfoque aplicado presenta la creación de la empresa “Serranía Real Grupo Inmobiliario” justificada con un plan de negocios, en respuesta a la problemática identificada por los autores, enfocada en la baja rentabilidad de los bienes inmuebles tomados en arriendo. La formulación de este plan contempló el desarrollo de los estudios de prefactibilidad como: técnico, financiero, mercado y socio ambiental; los cuales se desarrollaron y dieron como resultado la viabilidad del proyecto; por otra parte, con el fin de lograr calidad y efectividad en el manejo de la empresa en etapas posteriores, se estructuraron los manuales, guías, planes y formatos que servirán como herramienta para la correcta prestación de los servicios inmobiliarios. Así mismo, se contempló la constitución legal de la organización, de acuerdo con las normas y leyes aplicables para nuevos negocios en Colombia, sin embargo, teniendo en cuenta la materialización del riesgo “Demora en la constitución legal de la Empresa”, se aplazó la constitución de esta para el segundo semestre del 2021, así como el modelo piloto de administración de dos bienes inmuebles, a fin de obtener las lecciones aprendidas, que permitieron concluir y mejorar aspectos significativos de la gerencia de la Empresa.

The present research work with an applied approach presents the creation of the company "Serranía Real Grupo Inmobiliario" justified with a business plan, in response to the problems identified by the authors, focused on the low profitability of real estate taken on lease. The formulation of this plan contemplated the development of pre-feasibility studies such as: technical, financial, market and socio-environmental, which were developed and resulted in the viability of the project. On the other hand, in order to achieve quality and effectiveness in the management of the company in subsequent stages, the manuals, guides, plans and formats were structured to serve as a tool for the correct provision of real estate services. Likewise, the legal constitution of the organization was contemplated, in accordance with the norms and applicable laws for new businesses in Colombia; however, taking into account the materialization of the risk "Delay in the legal constitution of the Company", the constitution of this one was postponed for the second semester of 2021, as well as the pilot model of administration of two real estate properties, in order to obtain the lessons learned, that allowed to conclude and to improve significant aspects of the management of the Company.
