Diseño y construcción de vivienda Vip y Vis con modelo de financiación directo, en los estratos 1 y 2 en la ciudad de Bogotá

Abstract

La idea nace de la necesidad tan grande que se vive en la actualidad en Colombia para la adquisición de vivienda, el costo por m2 de las viviendas supera por mucho el poder adquisitivo del ciudadano de a pie, la poca o paupérrima ayuda que brindan las entidades bancarias a las personas que no cumplen los ingresos necesarios o que no tienen desarrollada su vida crediticia que los excluye en su gran mayoría de poder participar o aplicar en este tipo de proyectos, esto nos permite decir que el volumen de núcleos familiares que están a la espera de una oportunidad de compra de vivienda es innegable, por ende, se realiza esta propuesta de proyecto que recoge el camino abonado por los distintos programas de subsidios existentes en el país y soportar financieramente, los futuros proyectos de construcción con los mismos apostando a la honestidad de los colombianos para cumplir el sueño de tener una vivienda propia, por lo tanto la población tendrá la facilidad de pago mes a mes permitiendo así que las cuotas sean más accesibles y así estar más cerca de cumplir dicho sueño. Se espera que el proyecto incentive y desarrolle bases firmes fundamentadas en un modelo que permita a las distintas estancias del gobierno fijar sus objetivos en cerrar dicha brecha y subsanar todo lo respecto a la adquisición de vivienda con apalancamientos financieros a propuestas llenas de responsabilidad social como esta.

The idea was born from the great need that is currently experienced in Colombia for the acquisition of housing, the cost per m2 of housing far exceeds the purchasing power of ordinary citizens, the little or very poor help provided by entities banking to people who do not meet the necessary income or who have not yet developed their financial life, which excludes them in their vast majority from being able to participate or apply in this type of project, this allows us to say that the volume of family nuclei that are waiting for a home purchase opportunity is undeniable, therefore, this project proposal is made that includes the path paid by the different existing subsidy programs in the country and financially support future construction projects with the same betting to the honesty of Colombians to fulfill the dream of having their own home, therefore the population will have the facility to pay month by month, thus making the installments more accessible and thus being closer to fulfilling said dream. It is expected that the project will encourage and develop firm bases based on a model that allows the different government departments to set their objectives in closing said gap and correct everything related to the acquisition of housing with financial leverage to proposals full of social responsibility such as this one.
